Location: 1 mile west of Melrose, New Mexico on Hwy. 60, thence south mile on Curry Road AK to the NE corner of the property.
As an interested party approaches the extreme northeast corner of the ranch off of Hwy.60 there is approximately 320 acres of ex-CRP land which was sown to improved grasses when placed in the CRP program. This 320 acre tract adjoins an additional 1,520 acres of grassland. This 320 acre tract will require the building of approximately 1 mile of new fencing to complete the fencing of this tract in order to proceed with grazing this part of the ranch along with the 1,520 acres. 1,520 acres of the ranch are well fenced and have a good set of pipe and sucker rod working pens together with a box car for storage with a small horse stall attached.
Water is relatively shallow in the area. The ranch is watered by two domestic wells. The north well is equipped with a windmill. The south well has a windmill with a submersible electric motor and pump attached to the bottom of the windmill pipe for emergency pumping with a portable generator.
Grasses on the ranch are varied with predominantly Blue Grama, Sideoats Grama, Little and Big Blue Stem, Silver Blue Stem and several other grasses native to the area.
The ranch is well located just off of Hwy. 60 in close proximity to Melrose, New Mexico with a good school and local goods and services.
The ranch is in easy driving distance of Clovis, New Mexico with all of the amenities of a city.
Hunting on the ranch will be surprisingly good providing quail, deer, dove and antelope.
512 acres were dryland farmed a number of years ago and have been turned back to native grass.
The fences will hold cattle however they are in need of repair prior to stocking the ranch.
Water for livestock and game will need to be developed on the ranch via a new well(s) and pipelines to be installed. The wells and livestock watering facilities are not in use at this time.
