Vegetation: Top notch Deer and Quail vegetation! The vegetation is normal for what you would experience in Dimmit County plus what you would find in the sandier soils of South Texas. For those of you looking for big Mesquite trees, youll find them here. Most of the high protein south Texas brush the deer love and the biologist and ranches look for are on the ranch.
Wildlife: This ranch has one of the best deer herds that we have seen on the market for some time. There was a 193 inch mature buck taken last year during the drought so there is no telling what could pop up this year with the rain weve been getting. The ranch has been managed for several years and the overall deer herd keeps improving. In addition to the incredible deer hunting, the quail hunting should be well above average. The sandy mott country creates a habitat that Bobwhite quail thrive in. If you are primarily a quail hunter this is the type of ranch you are looking for; very little if any brush clearing would be needed to improve the habitat. Very seldom do we find a ranch this ideal for quail hunting. Aside from the native game, the owner released one male and one female Zebra (consequently there are now 7 Zebras total), 2 bull Elk and 4 Elk cows, a few Blackbuck, and a few Axis.
Minerals: The owner does not have any minerals. No minerals convey. There is some oil production on the ranch.
Price: $1,695. Per acre.
Comments: Not too often do we see such a turn key ranch of this magnitude available on the market. As far as deer and quail hunting, the location of this ranch may not be rivaled. The ranch already is a solid producer of Boone and Crockett scoring deer and historically the quail hunting on this ranch is world class. The improvements are in place that completes this awesome ranch package.
Size & Location: The ranch is 1,656 acres and is located about 7 miles west of Carrizo Springs, Texas on Highway 277, then about 1-1/2 miles south via county road.
