From the standpoint of wildlife, I would prefer to thin the timber again and, while doing so, widen the roads for increased ecological edge, which is very important to wildlife. Then, a prescribed burn a year or two following thinning would have the place looking like a park. Plant the food plots and pipeline and get ready.
The location of the tract is fantastic for timber. There are already two pine mills in Gloster, with a third, larger mill currently under construction. That will keep the demand up for timber so close to the mills. High demand for your timber will translate into income as well as an ability to manage your habitat as you prefer.
As regards the camp house, it is a must see. At 1,612 square feet of living area, it is more than adequate for a nice-sized camp or even a residence. The location at the end of the public road is certainly a plus as well, if your goal is to get away.
