Tract Description: The Mt. Olive Tract is +/-40 acres located northeast of Hamburg, Arkansas in northern Ashley County. The property is described as the NW of the SW of Section 25, Township 15 South, Range 6 West, Ashley County, Arkansas. The property has public road access on Ashley County Road 117 which passes through the west side of the tract. The topography is rolling with Jordan Creek passing through the tract. The soils consist of Grenada, Arkabutla and Calloway silt loam with a reported average site index for loblolly pine of 86 Feet (base age 50) per the NRCS Web Soil Survey. The rolling topography and good soils make this a nice timberland investment property, while the mixed hardwoods and creek offer good hunting and recreation potential. Merchantable Timber: The Mt. Olive Tract has been selectively cut several years ago and presently has a lightly stocked stand of hardwood pulpwood and large pine sawtimber. Kingwood conducted a 10% inventory cruise on the property in May of 2011 using 1/10th fixed radius plots placed on a 2X5 chain grid. Below are the estimated timber volumes.
