Comments on Butler County Pecan Orchard property.
This is such a unique property it is hard to know where to start. Do we start by talking about how secluded and isolated it is even though its very near an interchange for Hwy 71 to an easy commute into the city?
Or do we talk about the extraordinary amount of wildlife that exists on and near this property. The wildlife is so abundant because the habitat is excellent. The southern border of this property is a year round stream Miami Creek. It floods in the spring time and so much of this property and the surrounding property are in a flood plain meaning they will never be developed. The property itself is a combination of old growth forest and a large productive pecan orchard. Both of which are deer and turkey magnets. Across the stream to the south are hundreds of acres of row crops, so for the deer and turkey their only decision is whether they want to start with dessert or go right to the main course. The property to the north is being managed specifically for deer and turkey hunting.
Or maybe we should talk about the sheer beauty of the property. We can talk about how you enter on a high plateau over the creek valley. This gives you outstanding views in at least three directions so that whether sunrise or sunset is your preference you can never be disappointed. This hilltop view is an excellent place to build a home and in fact an old farmhouse location still has electric lines running to it. From that location you can see the water tower in Rich Hill which is many miles to the south.
Or perhaps we should talk about the pecan orchard itself. Carefully developed and managed over 30+ years it is well known for being a strong producer and has multiple varieties of top nuts in production. If you arent into pecan production yourself no problem, as the owner has a crew of folks who manage it for him and you can use it for income or perhaps as a tax write off as you drive down to inspect it while pursuing the recreational value of the land.
Or maybe we should be talking about the investment potential and how through all of the recent economic dislocation rural land has held its value, and how it can be a hedge against inflation. How many investments allow you to enjoy their stunning beauty, or take a trophy buck, or be dazzled by watching turkeys fly up into the roost?
There are many reasons to consider this property as the buy of a lifetime, but it starts with taking a visit, no narrative, nor any number of pictures can portray the stunning opportunity of this property.
