The tract is described as the E of the NW of the SW and the W of the NE of the SW of Section 23, Township 16 South, Range 11 West in Bradley County, Arkansas, containing 30 acres, more or less. The timber on the property is natural pine and hardwood.

The timber on the Marsden Tract is predominantly mature pine sawtimber that averages 17 inches DBH. The tract also contains hardwood pulpwood, pine pulpwood, and scattered hardwood sawlogs. With the standing timber the tract offers immediate income potential from a timber sale. Traditional access to the tract has been on a natural surface woods road across adjoining property. The east property line is blue paint, part of the south line is red paint, and the rest of the boundaries are timber type change or old fences. The Marsden tract offers immediate timber income potential as well as recreational opportunities. Felsenthal National Wildlife Refuge is just a few miles to the south of the tract and the Ouachita River is nearby.
