LAND: Rolling Topography covered in great browse for wildlife and very dense mature Hardwoods. The Shrub varieties include Persimmon, Algarita, Hog Plums, Cactus, and Bee Brush. The Large and abundant Hardwoods are one of the most striking features, with large Live Oak, Spanish Oak, Cedar Elm, Densely grow throughout the Ranch. There is very little cedar cover. Multiple draws and a wet weather creek bisect the Ranch and the North end features a ridge that showcases excellent views to the North East, and the Southern corner of the Ranch. These views allow you to see miles to the East/South East. The Western end of the Ranch features an approx. 15 acre field that currently consists of a good mixture of native grasses. The soil mainly consists of Black Clay Loam. Due to the soil composition and the varied topography, there are multiple sites that lend themselves to the construction of a small lake or tank. There is an Ag Exemption that is kept in place by the owners herd of cattle and has not been overgrazed. There is currently a hunting lease in place (it can be terminated upon purchase) however, because the hunters only bow hunt and are very conservation minded, wildlife has thrived due to the healthy wildlife management. An abandoned County Road in addition to a 25 wide section of Owned Real Estate give good access to the Ranch. There are 2 Ranches that a have an easement by usage to access their homes on the South East end of the Ranch.
WATER: There is a wet weather Creek and a couple of draws that exit the Ranch and continue on to Mills Creek. There are 2 wells on the property, one is located at the original Homestead, and there is a Windmill Well. The Wells were drilled before the State required Well Logs to be recorded. Neighboring Well logs prove up very strong water however, including a 25-30 GPM and a 50 GPM both tapping into the Trinity Aquifer.
