From Shreveport, the drive time is ~1 hour and 20 minutes traveling west on Interstate 20 for ~36 miles to Marshall. In Marshall, turn north on State Hwy 59 for ~19 miles to Jefferson. In Jefferson, turn west on State Hwy 49 for ~24 miles to Hughes Springs. In Hughes Springs, turn north on FM 161 and travel ~8 miles to the ranch's electric gated entrance on the west side of FM 161.

DRIVE-UP APPEAL: Approaching MooNShine Ranch on FM 161 is unforgettable. Owners and guests are offered a distant, tree sheltered preview of the remarkable recreational possibilities, carefully constructed water impoundments and exquisite improvements awaiting them inside the gate. MAIN RANCH HOUSE: The main ranch house was originally built in 1918 by The T.C. Lyster Family. The current owner has meticulously renovated, updated and expanded the original Lyster Family Homestead. Paying tribute to the home's colonial style, renovations and expansions are consistent and streamlined; every effort has been made to magnify the home's current splendor and to avoid stylistic deviation from the original homebuilder's vision. The white two-story home is ~6,600 square feet and offers six bedrooms and six bathrooms. The original refurbished hardwood floors, grand entryways, large room dimensions, elevated ceilings, fixtures, hallways, staircase, stately floor plan and "old world charm" have been perfectly reconditioned and replicated throughout the home's current version. Located on the shore of a private 8+/- acre private lake, this updated two story home provides upscale privacy for family members or guests within walking distance of the main home. Downstairs there are two large living areas, two bedrooms with full bathrooms and a modern kitchen. Upstairs is a large bunkroom with a vaulted ceiling and scenic views of the private lake. Adjoining the bunkroom is a fully enclosed sunroom with two doors that open on to separate elevated outdoor patios. The guest house features the little details such as refurbished original hardwood floors, central air and heat, new slant metal roof, underground utilities, and a fishing pier immediately out the back door that ensure lasting memories are created for anyone who visits.

POOL HOUSE & SWIMMING POOL: Within walking proximity of the ranch homes and located on a hillside pecan grove overlooking a private lake, is the ranch's custom crafted pool house and saltwater infinity pool. Built in 2007 with entertainment in mind, the air conditioned pool house has a large party room with a floor to ceiling stone fireplace, cathedral style vaulted wood ceilings, oversized windows and double doors providing easy access to a 360 degree view of this exquisite setting. Within the pool house is a well appointed lounge area, full men's and women's bathrooms, an outside grill area and ample storage closets. From the pool house, stone patios meet the multi-tiered saltwater infinity pool and heated Jacuzzi. WATER WELL: Multiple prolific Cypress-Wilcox Aquifer water wells have been drilled 500 feet deep and piped as a spring water source for each home, the pool house, each lake and various tap locations on MooNShine Ranch. A centralized water well control station gives the landowner control over well water distribution for various irrigational needs.

TERRAIN: MooNShine Ranch features nearly 100 feet of rapidly changing elevation and countless scenic views. The majority of the ranch is covered in plantation pine and hardwood timber with a carefully designed internal road system which provides access to each area of the property, including the lakes, wetlands, pastures and homes. Pine trees range in age from managed yearlings to 20+/- years old; these trees are located in separate pastures by age class. Hardwood cover consists primarily of oak, pecan, elm and hackberry trees. Several native pasture areas have been retained from timber production and could be used for grazing cattle, hay production or converted into food plots for wildlife.

DEER HUNTING: The whitetail deer population in the Pineywoods Region of Texas has flourished over the last few decades. MooNShine Ranch boasts a strong population of native deer which has benefitted from efforts made by Texas Parks and Wildlife, local landowners and modern harvest regulations. In addition to cautious harvest practices implemented by the landowner, the installation of feeders and mindful development of several year-round wildlife food plots have insured the deer herd's best interests are realized.

WATERFOWL HUNTING: Sole ownership of two developed and managed waterfowl wetlands offer sportsmen the opportunity to hunt prime wetland habitat. Being 41+/- acres and 16+/- acres respectively, these interconnected wetlands feature a water control structure that allows the landowner to conduct seasonal water level draw down to encourage moist soil vegetation development and for planting waterfowl food plots for seasonal flooding. An eight person pit blind has been installed in the middle of the larger wetland and a large box frame duck blind with a pier and miniature kitchen create comfort from the elements and lasting memories.

OTHER GAME: Additional game on MooNShine Ranch includes doves, feral hogs, squirrels and varmints.

BASS LAKE: The 35+/- acre bass lake received a supplemental stocking of ~2,000 F1 Florida bass, pellet trained channel catfish and reproductive forage fish in 2012. The well constructed, tree lined lake features a stout pier built using railroad ties providing walking or vehicle access to a scenic 1+/- acre island. The island has been sculpted with a house or gazebo in mind; utilities are in place via underground lines and lush surface grasses are established.

CATFISH LAKE: Just below the guest house an 8+/- acre lake stocked with pellet trained channel catfish has been impounded in a scenic, park like setting for anglers of all ages to cast a line and enjoy the sunset. A 65' pier extends to a 25'x10' dock with a fish feeder and sturdy wooden perimeter railing. On the south side of the catfish lake is a manmade white sand beach within walking distance of the homes and pool house.

UTILITIES: Water for the houses and pool house is provided by one of the ranch's Cypress-Wilcox water wells. Each home and the pool house have their own independent septic systems. Bowie-Cass Electrical Cooperative carries electric service to the ranch. Direct-TV and Windstream Communications provide the television and WiFi services. All gas needs are served with underground, out of site propane tanks.

MINERALS: The owner believes to own 50% of the minerals under the surface of MooNShine Ranch and will consider mineral conveyance with a suitable offer.

TAXES: The property is agriculturally exempt with a timber exemption and are estimated to be
