This nice property is a must see ! It is an irrigated, dry land, and range land farm that is split by the Childress County, Hardeman County lines. The farm lies in southeast of the small community of Kirkland, Texas.

The property consists of 224 acres of native pasture, 265 acres of dry land cultivation, and 135 acres of irrigated cultivation. Range land crisscrosses the entire 623.16 acres to create travel corridors for wildlife. The south Groesbeck creek, a wet weather creek, runs diagonal from northwest to southeast through the property.

There are three irrigation wells. One irrigation well is on the north half of the property that produces approximately 500 gallons per minute. The other two irrigation wells are on the south half , one producing approximately 500 gallons per minute, the other at approximately 600 gallons per minute.
