The land is rectangular in shape and mostly flat. No houses are on the properties next door, and it is very private. Electricity is available along the road and has already been ran onto the property. You would need to drill a water well for water; well reports show that depths in that immediate area are 250-400 ft. and produce 25-50 gpm. Gifford Rd has a gravel base and provides good all weather access. Distances to nearby cities are as such:
- Bowie: 20 miles (Highway 287)
- Jacksboro: 25 miles (Highway 114)
- Bridgeport: 33 miles
- Wichita Falls: 48 miles
- Graham: 52 miles
The land has a current wind lease on it that expires in Jan. 2026 if no production has gone into effect by then. Currently there are no commercial windmills on the property or anywhere in Clay County. This wind lease will be disclosed to a buyer under an Inspection Period in a signed sales contract. Seller to convey all of his ownership in this lease at closing. No minerals are owned or will convey with the sale; no oil & gas production is currently on the property either.
