The ranch has two large water tanks and one small pond, which basically acts as a hog wallow. HUNTING:
This property is surrounded on its north, west, and south side by ONE 1,000 acre ranch; a 400+ acre ranch is across the road to the east. I don't know much about the 400 acres across the road, but I haven't seen any stands or deer camps from the road or aerial maps, so I believe it has very minimal hunting activity on it. The 1,000 acre ranch has been leased by the same hunting tenant for twenty years, and he only hunts quail on it. This large ranch acts as a hedge of protection and buffer around the subject property, allowing you the opportunity to grow trophy whitetails!
Other game on the ranch includes turkey, quail, and hog. The two large tanks provide great duck hunting in the winter. It comes complete furnished with two twin beds in each bedroom, couch, table, and appliances (stove, dishwasher, refrigerator). There are W/D hook-ups as well. This home has a CH/A system, metered electricity, and a septic tank in place with two sets of lateral lines. The house got a new asphalt shingle roof, windows, and skirting around it five years ago after a hail storm hit and is in very good condition. It has a Direct TV satellite in place too.
The house does not have metered water ran to it but is serviced by a 1,500 gallon holding tank that can be refilled. This tank sits in an outbuilding and with a pump and pressure tank hooked up, it can easily supply the needs of the house. This outbuilding also has a small covered awning for parking an ATV or mower.
Water is also piped to a second outbuilding, where a sink and additional refrigerator is set up for cleaning and storing game. Water is also piped to a frost-free hydrant on the other side of the house, where 110 amp utilities and a flood light are, so you can have bird dog pens. An older storm cellar is at the camp too.
GRAZING:
There are no active grazing leases on the property. The subject property has perimeter fences on the north, east, and south side; the west side is open to part of the 1,000 acre ranch. The neighbor is agreeable to split the cost of a fence to divide the two tracts.
