IMPROVEMENTS
There are multiple improvements on the property. The main house is a site built rock house with metal roof. It is approximately 2,400 SF (subject to measurement) and has been completely remodeled and updated. There are laminate and tile floors throughout with mostly all new paint. The house has 3 bedrooms and 2 bathrooms with a split layout. In the back of the house is a large family room with a beautiful white rock fireplace that allows for the family to spread out and enjoy time together. This room has a barnwood covered ceiling that is very pretty. There is a water softener that is owned, and there is a RO system that is leased from Culligan for $53/month. Fridge, Washer and Dryer do not convey with the property, but they are negotiable with additional consideration. The septic system was pumped in 2014 and there is a grey water system to where only the toilets go to the septic now. There are a total of 4 electric meters on the property.
The second home is approximately 1,064 SF and is an old ranch house. It is 1 bedroom/1 bathroom with central heat and window units for AC. Currently there is a tenant (no formal lease) that pays $350/month. The sellers say that the tenant is over 60 years old and is very reliable. He is willing to stay or will move before closing. This house is older; therefore, it will be sold As Is.
There is also a large lighted roping area, complete with holding barn, shade sheds, pens, alley, roping boxes and chute. All lights were replaced within the last year and are all functional. All pipe and fencing are in very good to excellent condition. This area is complete with multiple stalls, manual walker, round pen, training track, loading chute, three auto-fill water troughs, etc. There is nothing that needs to be done, you can unload and be ready to go Day 1. There is rock pile by the arena that matches the main house and it will remain with the property.
Items that do NOT convey with the property include, but are not limited to, tractor and equipment, squeeze chute, cattle guard, and scrap metal.
