Sealed Bid Sale - April, 9, 2010. The College Hill Tract has about 35 acres of well-stocked 20 year old pine plantation (established 1990) which was first thinned in 2006. The stand now consists of small pine sawtimber and pine pulpwood and is growing towards a second thinning opportunity within the next several years. This pine stand on the tract offers great long-term timber investment potential. A small component of white oak, red oak and sweetgum timber mixed in the stand combined with the approximate 5 acres lying in a transmission line right-of-way offers good wildlife food sources and great spots for hunting opportunities. Kingwood conducted a timber inventory in March of 2010 using a conventional 10 BAF variable radius sampling method, with one point taken on each acre of the property.

From McNeil, Arkansas, travel North on Columbia County Road 45 for about 3.9 miles. Turn right (north) onto Columbia County Road 74 and continue for about 2.1 miles to a point where the county road turns to the West (left). At this point, turn right (East) onto the woods road, pass through an open gate and then turn left onto a woods road going north. Continue on this woods road for about 0.8 miles, onto the transmission line right-of-way and to the southern boundary of the tract.
