Emerson, AR 71740(Columbia County)

The Atlanta Tract is located approximately 7 miles east of Emerson, AR and is bisected by Arkansas Hwy 98 that runs east-west through the property. The property is described as South 8.71 acres of the NE of the NW and the East 30.08 acres of the SE of the NW , Section 3, Township 19 South, Range 19 West; 38.79 acres, more or less, located in Columbia County, Arkansas.

The timber on this property consist of approximately 36 acres of planted pine that was first thinned approximately 10 years ago and is ready for final harvest. The exact age of the planted pine is not known but is estimated to be between 25-30 years old. Per the USDA NRCS Web Soil Survey the predominant soils on the property are moderately well drained fine to very fine sandy loam soils that exhibit a weighted average native site index for loblolly pine of eighty-five (84) feet (base age 50). Access to the property is off AR Hwy 98. This property has approximately 1,000 feet of highway frontage on both sides of AR Hwy 98 and power is available on the property along this highway. According to FEMA Flood Insurance Flood Map the property is not in any floodplain. This property is suitable as a rural home or camp site with acreage.

A timber inventory was conducted by Kingwood Forestry Services, Inc. in August 2017. The inventory cruise of the merchantable timber consisted of 19, 15 BAF sample points. Trees were tallied in 1 inch diameter classes by species and product. Volumes were calculated using locally accepted volume tables.
