Water

Two (2) groundwater wells and one (1) lift pump with combined conjunctive capacity of +/-6,780 GPM with pressurized filter systems at three (3) sites. South well (100 HP) electric motor pumping +/-1,700 GPM and exclusive license to North well (250 HP) electric motor pumping +/-2,580 GPM. Lift pump is located on the Colusa Basin Drain with pressurized capacity of +/-2,500 GPM with own filter system. The north well is located on NRCS wetland parcel but will be exclusively used for almond acreage. Both deep Ag wells tied to variable frequency drives and any one of the wells or lift pumps can be used to irrigate any block. Currently the two (2) wells are used to irrigate +/-170 acres of sellers row crop acreage and to sell water and electricity to irrigate approximately +/-100 acres of neighbors property.

Blocks 1-7 have been improved with double line drip. Block 8 has been improved with micro sprinklers.

Sale include 325 shares Colusa Drain Mutual Water Company (CDMWC). CDMWC Annual assessment is $4.50 per acre. Water cost is per acre basis, crop depending. $41.00 per acre for CDMWC almond irrigation for 2023 Season. Adjacent NRCS wetland parcels will be developed as the Spring Valley Multi-Benefit Recharge Project with seasonal flooding for seasonal wetlands and aquifer recharge credits. Set up anticipating the implementation of a groundwater credit and groundwater trading market for the Colusa Subbasin under SGMA.

Sustainability

Property has been structured to maximize productive almond acreage and water infrastructure for the +/-340 acres of almonds. Project is carbon neutral since solar panel installation meets all existing electricity needs for irrigation with excess capacity to divert winter flow water for multi-benefit recharge.

Water system is set up to provide unquestioned conjunctive capacity via two (2) wells during critically dry years and an additional +/-2,500 GPM of surface water from the CDMWC during non-critical years. DWR measured standing water level at 36 feet on April 2023 (DWR water level info is available).

Row crop acreage and riparian habitat on the Colusa Basin Drain will be converted by Seller to seasonal wetlands and native pollinator habitat on riparian berm on west side of the Drain channel.

Seller has been an active adopter of cover crops with 6 year history planting cover crops. Active collaborator with UC Davis researchers regarding Honeybee and Native Pollinator health, soil health and carbon sequestration. Currently working on enrollment process for the Blue Diamond Grower Sustainability Incentive Program with previous participation at the Gold Level Certification.

Improvements

Property has a newly built +/-1,760 sq. ft. metal shop.

Onsite solar panel facility that was installed in November/December of 2014 with annual production of 450,000 to 500,000 Kwh. Facility provides 100% of electricity usage with excess capacity for max evapotranspiration of completely mature orchard. Lifetime solar production of over 2 Megawatts.

Groundwater Disclosure

The Sustainable Groundwater Management Act (SGMA) requires groundwater basins to be sustainable by 2040. SGMA requires a Groundwater Sustainability Plan (GSP) by 2020. Said plans may limit ground water pumping. For more information please visit the SGMA website.
