As they say in the West, Whiskey is for drinking and water is for fightin over. Luckily, the XH Crossing ranch has exceptional water on it, including a permitted reservoir, multiple stock ponds and 3 different forks of Shawnee Creek. In addition to the live water on the property, there are 15 miles of pipeline stretching between 17 tire tanks, 2 windmills, 2 electric and 8 solar wells. There are also +/- 140 acres of meadows that produce an average of 100 tons of grass/hay. The combination of nicely distributed sources of water and good natural grasses make this an amazingly productive ranch for both cattle and wildlife alike. In addition, the mix of treed mountains, tall bluffs and rock outcropping provide excellent cover for the animals during the hot summer days and the cold winter nights.

While the ranch has been grazed lightly over the past few years, the estimated year-round carrying capacity is 350 pairs. The ranchs deeded land is well fenced with 4 and 5 strand wire fences and is cross-fenced in to 14 separate pastures. There are also two sets of steel corrals, a scale, and loading pens.

In addition to the almost 10,600 deeded acres, the owners have established the grazing leases on roughly 2,080 acres of State Land, 591 acres of BLM and 1,765 of Private leases (that includes hunting rights as well).

The ranch currently has two oil producing wells on the property. While no mineral rights are being transferred in the sale, the Buyer will take over the surface/pipeline leases which amounted to $80,770 worth of income in 2016 as well as road and pipeline maintenance throughout the ranch. These road maintenance agreements help ensure the ranch / homes remain easily accessible year around. The ranch generated an additional $42,875 in income from grazing leases and hay production, for a total of $123,645 in gross ranch income!

Ranch Improvements

The ranch includes 3 separate residences. Each residence is located roughly a mile from the other and provide a collection of modest, yet well built, homes for family, guests, or ranch hands. The first residence is a steel building with living quarters on one end and a shop / large garage on the other, and provides for beautiful views of the ranch and Laramie Peak. The second is a full log ranch home with a detached garage and is surrounded by towering Cottonwood trees near Shawnee Creek. The third residence is a well-built ranch style home and is located near the hay meadow and county road. There are additional outbuildings and sheds for storage.

Hunting / Recreational Opportunities

The XH Crossing Ranch is located in unit 14 for Deer (General), 126 for Elk (General) & 29 for Antelope (Limited). This is one of the few ranches can boast quality hunting opportunities for all three species, all while staying inside the boundaries of the ranch! Most of the wildlife on the ranch are there year-round, which speaks to the variety in terrain that the property has to offer. All private leases that the ranch has obtained include both the grazing and hunting rights. The bordering / nearby State and BLM lands offer additional hunting and recreational opportunities as well. With over 15,000 contiguous acres of deeded and leased land, there is virtually no need to hunt anywhere else, regardless of what species of game you are pursuing! The ranch hasnt been outfitted on and only family members have been allowed to hunt. This conscious decision by the current owners helped ensure that the wildlife isnt pressured off the property or overhunted.

This area of the state offers a multitude of recreational opportunities, including; hunting / hiking in the Medicine Bow National Forest, fly fishing on the North Platte River, or camping / snowmobiling on thousands of acres of BLM. The XH Crossing Ranch is also located less than 20 miles from one of southern Wyomings most popular boating parks; Glendo State Park. Wyoming Parks says that Glendo offers visitors water-skiing, fishing and other water- based activities. Fishing is so good that Glendo has several fish records. Day-use and overnight facilities feature improved campsites, comfort stations, tables and grills. A commercial concession at the reservoir provides visitors with complete marina services, motel units and fishing equipment. Location

One more bragging point about this unique ranch is how private, yet easily accessible it is. The property is an easy 15 minute drive to the town of Douglas as well as Interstate 25. Douglas, Wyoming is the county seat of Converse County and was named one of "The 100 Best Small Towns in America". With a population of roughly 6,100, Douglas offers an impressive mix of amenities including various restaurants, museums, retail shopping, schools and entertainment choices. Douglas is also home to Converse County Airport which has two runways and two helipads. Interstate 25 offers fast access to some of the larger cities in the area, including; Casper, Wheatland and Cheyenne.
