This 77 +/- acres is located in southwestern Cooke County, TX, approximately 15 miles east of Forestburg and 30 miles north of Decatur. The property has over 30% of it in surface water, thanks to the numerous natural springs across it that fill up its reservoirs. LAND HISTORY:
This land was always in native range land until the earlier 2000s when a limestone quarry was opened up on it. (see Google Earth timeline) Over the course of a decade or so it was used for gravel production, until 2015 when all excavations ceased. The gravel lease has now been formally terminated and is no longer against the title. The land has been returning to its native state ever since.

When the rock was first quarried, artesian springs were unearthed that began to fill up the pits. The gravel company had to pump water out to keep excavations going. When the work finally stopped all together, the springs filled all of the reservoirs, leaving one large lake and several ponds. The lake holds over 20 surface acres of water, and the three ponds, 0.6, 1.1 and 1.5 surface acres. Around the reservoirs are mostly grass land, with some tall trees on the south side. The east 15 +/- acres was probably the most disturbed out of the property, but is in the process of reverting back to native pasture. Several small gravel piles are still scattered throughout the land, which could be used to build up ranch roads, etc.
WILDLIFE:
As you can see from the pictures and video, the lake is home to hundreds of Canadian snow geese. Whitetail deer and feral hog travel through the property too. As far as we know, no fish are in the lakes or ponds. This is an amazing opportunity to purchase your own private lake where you can stock it according to your vision and liking. The shallower parts allow you to walk out into the lake for casting or fly fishing. Several islands in the lake could be used for casting too. While the exact depths of the reservoirs are not known, we believe the different sections to vary from 5-15 ft.
The land has a current 1-d-1 wildlife tax exemption in place. A wildlife consultant has reviewed this property and would continue to help a new owner develop the lakes, if desired.
IMPROVEMENTS:
The property is fenced on its north, west and south sides. Electricity runs down the eastern side to a 40' x 60' metal barn. This barn has a dirt floor and metal rafters, and double roller doors on both ends. The land is accessed by a short 0.25 mile access easement from a private gate on CR 334; this easement road is built up with gravel and looks just like a county maintained road.
OIL & GAS:
In the far northwest corner is a gas well and set of storage tanks. When the oil company needs to service this well or take out a load, it comes across the south side of the property past the barn, then enters the neighbor's land along the west side, coming back into the subject property in the northwest corner. Seller to reserve any owned mineral rights at closing.
