Improvements on the ranch consist of a steel, rail-road, box car for storage with a set of working/shipping pens constructed of welded pipe with mesh wire inside, a steel loading/unloading chute and a sheet iron barn with some cattle working facilities inside. Barn and pens are not currently in use and are in need of repair.
Water is supplied to the ranch for livestock and wildlife by a well on the ranch located near the pens which is equipped with a submersible electric motor and pump powered by electricity and is piped to a drinker in the pens and piped for 1 +/- mile to each pasture with a drinker located at the end of each pipeline.
The fences on the ranch consist of barbed wire with steel T post with some of the fencing having cedar post and is fenced into two pastures with a trap near the pens.
Grasses to be found on ranch are Blue Grama, Side Oats Grama, Buffalograss, Sand Drop Seed, Buck Grass and other grasses native to the area.
Elevation of the ranch is 4,413 feet +/- above sea level with an estimated long term annual rainfall of 17.4 inches per year.
