The 1075 acres borders the year-round maintained Birch Creek Road for good year around access. The lower portion of the ranch has lush irrigated hay meadows with good late 1800 water rights that are delivered from Birch Creek.  As you meander through the fields and rise to the bench above you will find more lush irrigated hay fields that are fed by the Ike Ditch which comes from the Burnt Fork. The different ditches coming through the property from west to east provide livestock watering for the various pastures used for rotational grazing. The upper southern portion of the ranch borders the national forest and is covered in pines and aspens. Between the irrigated hay meadows and the upper forested country the ranch is scattered with good high elevation grasses and low lying sage. The non contiguous 40 acres is simply paradise that is filled with mature aspens and pines. A natural spring that delivers 9 feet meanders through the acreage along with the Ike Ditch and a canal. The 40 acres is surrounded by State land that has very limited access to the public. The state land is bordered by the national forest on 2 sides and it is simply breathtaking!

Improvements

The ranch improvements consist of an old house that rings with memories of the days not forgotten but has not been maintained or lived in for several years along with a detached garage and a few out buildings.

Recreation

The ranch is located in Daggett County and Summit Counties. The High Uinta mountain range flanks the ranch to the south and spans from just above Vernal, Utah to just above Kamas, Utah and the Mirror Lake Highway. It is estimated that there are over 1000 natural lakes, 500 fishable lakes and over 400 miles of creeks in the Uinta Mountain range. Many magical places exist in the Uinta’s such as Dead Horse Pass, Kinks Peak and many more! The well known Flaming Gorge Reservoir is within 1/2 of the ranch. At regular levels the Gorge boasts over 42,000 acres of surface water. The Gorge spans into both Wyoming and Utah and is Wyoming’s largest reservoir that is fed by the Green River. The Green River below the dam provides several miles  of whitewater rafting for all skill levels with several stopping points. The hunting on the ranch  is excellent with elk, deer and antelope coming down into the irrigated meadows and the hunting really ramps up when the snow and public pressure drive them from the bordering forest. The Burnt Fork is just off of the corner of the non contiguous 40 but is on the state land and runs miles into the forest for direct accessible fishing from the property. Agriculture

The ranch is owner rated for approximately 70 pairs year around. There are approximately 112 acres of irrigated hay meadow with the balance being in good late spring, summer and early fall pasture. The ranch can run 42 head on the Burnt Fork allotment which is a shared allotment with two good neighbors.

History

The ranch has been in the same family since approximately 1878 and with great deliberation is being offered for sale where a new family can begin a legacy!

Location

The ranch is located south of McKinnon, Wyoming and within a short distance from Manila, Fort Bridger, Lyman, and Mountain View. Larger towns such as Vernal, Utah, Green River, Wyoming, Rock Springs, Wyoming, Evanston, Wyoming are within 1 1/2 hours from the ranch. Salt Lake City, Utah and the Salt lake International Airport is within 2 hours from the ranch.
