Topography: The topography in this area is gently rolling with a mixture of soil types from sandy loam to some clay based soils. The ranch is about 90% big, native brush, with the remainder being patches of grass and senderos. Brush species include guajillo, blackbrush, guayacan, granjeno, mesquite, hackberry, and other native South Texas species. The property has excellent brush diversity.

Wildlife: This area is world renowned for deer, duck, hogs, turkey, dove and quail. Dove hunting is unbelievable near the ponds!!
