This 121 acre property is situated in the southern range of the Flint Hills of Kansas. Conveniently located on the east side of Highway 99, but sheltered from the view of traffic by a large hill. Atop this hill is an old homestead that has seen better days. Although the home is past the point of a simple remodel, the location is an excellent build site for a new home. The entrance is approximately 150 ft. from the edge of the highway. The wire gate fence accesses the property in what would have been the yard of the home years ago. In every direction from this point, the property falls to lower fertile soils.

Moving north from the house is a trail fit for an ATV, UTV or old pickup truck. It goes down the hill and through the smaller of the two creeks. Once across the first creek, much of the northern 40 is easily navigated without leaving the vehicle. There are paths that also lead back to the big creek, as well as the intersection of the two creeks. Once these two creeks join, they leave the property on the south border and flow in to a lake that is nearly 60 acres on the adjoining property. It is likely that fish will navigate up the streams during spring rains providing great fishing in both creeks throughout the year.
This property is a mixed use recreational, timberland, ranchland. Now, the fertile soils that line the creek are not suited for conventional farming, however they are a food plotters day dream. Many places to put in small and large plots. Judging by the amount of deer signs on the property, there will be a need for a large destination plot to sustain the deer numbers. Mature timber line the creeks. Sycamore, Walnuts and Hackberry trees provide great stand locations, as well as suitable turkey roost. Local hunters have reported that this property is known for its outstanding turkey hunting. Currently, the property does not have cattle on it, however it has been grazed in 2019. The grass is not tall and does not look to be holding quail at this point. The Flint Hills are known for their native grasses and this farms soil will grow tall thick grass again.
The view from the old homestead would make a great place for a cabin. Buck's Cabins in Howard, KS is merely a few miles south along Highway 99 and makes a great place to stay as well. P.S.: if you go to Howard, KS, please stop by Toot's for a hamburger and a fudge monkey for dessert!
