27622 Brook Drive , Hot Springs, SD 57747(Fall River County)

This rare 2700 acre property lies just outside of the city of Hot Springs, SD. It is one of the largest private land holdings within the Black Hills National Forest area. It is bordered mostly by thousands of acres of Black Hills National Forest and SD State Game, Fish and Parks lands and some privately owned lands. There are no deeded easements through this property except utilities. Owners have run more than 5 miles of underground electricity to different places on the land. The topography of this land is very varied with high Mountain peaks 5 of the 7 Sisters peaks are at least partially on this property. Up at the top it is 4300 feet elevation with amazing long range views in each direction including views overlooking Hot Springs itself, the Needles and Black Elk Mtn, the Prairie/Badlands, and Angostura Reservoir. Then there is a beautiful deep canyon with steep side walls and a spring fed pond in the bottom. Next there is a large open area that is a high nearly treeless plateau meadow where there is the owners private airport runway and hangar building. From here is a closer view of Angostura. Then from there it is rolling lands with grass and trees back around up to the top on the other side of the canyon. The owner currently leases the ranch for cattle and it is fenced and cross fenced. There are 3 wells on the property along with some springs and stock ponds.

Probably the single most unique land feature is the sink hole areas. There is one large sink hole that is known as the Lost Wells of Hot Springs that people used to come visit from all over and they wrote their names on the rock walls which can still be seen today. There is said to be some petroglyphs and/or pictographs which are of special interest. It has been written that this sink hole is kind of a time capsule for seeing the flora and fauna of the past preserved in the stone possibly even animals or mammoths as there used to be a tusk in the bottom of this sink hole that was stolen. There are a couple of other smaller sink holes. Access to them is rugged terrain. These sinkholes are very unique in terms of their placement being inside the hogback that forms the outer rim of the Black Hills.

There is a home build in 1972 that owners live in and a metal storage building near it. Completely isolated from the world, behind an automated locked gate, one can just soak in the peaceful serene surroundings and bask in nature. Quietly watch the wildlife that enjoy this land including elk, deer, turkeys, eagles, coyotes, and more. There is a nice blend of ponderosa pine trees, cedar trees, juniper, some aspen trees, and lots of natural grasses.

Hot Springs (Pop 3500+) is the southern gateway to the Black Hills and is the county seat for Fall River County. The Sioux and Cheyenne tribes called it mni khata or Springs Hot. It is the warmest city in the Black Hills and is known as the banana belt of the hills. It is famous for Evans Plunge with its warm mineral springs and the more than 35 beautiful sandstone downtown buildings that still remain. It still has an open VA hospital complex. It is also known for the Mammoth Site which is an ongoing archeological dig and visitor attraction. It is just an hour from the Black Hills biggest city Rapid City.
