Most of these tanks are in good shape, but a few could use digging out. Two seasonal waterways - Blue Hole Creek on the west and the beginnings of Little Good Creek on the east - ensure rainfall is carried to the multiple water tanks.
Two sets of working pens are in the pastures, then at the headquarters, several more sorting lots. All the pens and lots are constructed of metal pipe and are in perfect working condition. A three bedroom, two bath modular home with metal roof is located at the headquarters too, where the current ranch manager and family lives. This home is in good condition as well.
The terrain is rolling, with a few sharp hills and draws. The whole property is very accessible, with several entrances off of Highway 70 and some twenty miles of interior ranch roads. The bulk of the ranch is in native pasture, consisting of buffalo, bluestem, indian, and gramma grasses, plus lots of hardwoods and brush, such as honey mesquite, cedar, and hackberry trees. Some parts of the ranch were "rolled" in the past to help stimulate the grass growth. In the most western section, there are 110 acres in cultivation from three small fields. These fields have been used to grow haygrazer in recent years, but could also be sewn in winter wheat or rye. There are 37 acres in improved range grasses in the north part of the ranch as well.
In addition to cattle grazing, the ranch is also an excellent hunting property, with lots of deer, turkey, dove, and pig, plus some quail. The piped water, multiple ponds, brush cover, and cultivated fields ensure an adequate habitat to sustain and grow trophy game. Foard County is known for its large bodied whitetail deer and solid feral hog populations. The property is surrounded by several large neighbors, all of which manage their wildlife.
The ranch has several excellent building locations and beautiful views stretch out from all directions. As stated above, community water lines and electricity have already been ran deep into the property and could easily be brought to a new building site. Even though the ranch is located on a state highway, it feels very remote and private, perfect for a person wanting to relax in the quiet country.
