A dream hunting farm in east-central Indiana in an area proven to produce top-end bucks. The vast hardwood ridges above the Whitewater River Valley crank out some smoking bucks and can provide some of the best turkey hunting Indiana has to offer as well. This farm has a fantastic mixture of everything a serious deer manager could ask for. Over 100 acres of mature hardwood timber with valuable, marketable trees, nasty hill-side thickets that were once probably grazed with livestock, lower tillable fields over 20 acres in size, and overgrown pasture ground in and around a variety of farm buildings. On the ridgetops is a centrally located pond over an acre in size, with a surrounding clearing that with just a little mowing can end up being an outstanding location to ambush big bucks over a hidden food source. The pond has fish in it and can double as a great spot to spend some summer afternoons fishing and relaxing with the family. The timber has not been touched in over 20 years and holds some beautiful over 20 plus inch oaks, walnut, cherry, maple, and poplar. The trail from the barn area below winds along the creek bottom at the south edge of the property and climbs the ridge fingers running to the northwest to take you up to the tops including the pond area. This trail will make an excellent access route for hunting, hanging stands, food plot work, etc. The western and northern property lines are easily located by the fencing along with the trail system creating a perimeter travel route. The south slopes above the creek bottom and primarily the eastern slopes above the farm area are some of the most intensely used deer bedding and staging areas I’ve ever seen. The previous grazing from livestock ending created a flush of amazing successional growth, and that pulled in the deer. Trails are everywhere, worn deep into the ground, along with rubs and scrapes found at every turn. The fields below that are in hay and are currently cash-rented by a local farmer who has round-bales the alfalfa-mixed hay. These fields have a great deal of road frontage along 121 running between State Road 52 and the town of Laurel. There are multiple beautiful building sites here if a person wanted to sell off lots for return on investment, or build your own dream home or deer camp. Of course, they could continue in hay or even be planted into corn and soybean production for income and further food sourcing for your deer herd. The farm buildings consist of a huge 54 x 120 Morton pole barn built in 1974, a Morton 34 x 112 hog barn built in 1979 and two older cattle barns measuring 34 x 78 and 40 x 42. The older barns have good roofs on them on the main structures. The large Morton barn and both cattle barns are stacked with huge volumes of hardwood sawn into various width, length and thickness boards. The board footage is staggering, with the owner having owned his own sawmill and enjoying the hobby and side business of cutting and drying lumber. These boards have been under dry storage for 20 plus years. There are also several pieces of equipment, some antique, and various tools that are all included in the sale. The barns had functioning electric service but have not been used for many years. There are also two wells or cisterns located in the barn lot area. A lot of great history here along with a great deal of value in personal property in the barns. Shown by appointment only.
