Running parallel to Varnum Stream is an easement for Wilton Water Company. This is for the town of Wilton’s water supply line coming out of Varnum Pond. This easement also serves as ITS 82 (Interconnecting Trail System) snowmobile trail. From here you can literally snowmobile the entire state. Town official has indicated that the water line will be under construction some time in 2024. Access to the lot is over North Pond Road Extension which is considered discontinued from town maintenance but still allows for public access. This road is considered seasonal and about 0.8 miles from the Pratt Road which is town maintained. The property is zoned Farm & Forest. The land adjacent to Varnum Stream is in Resource Protection and requires setbacks for most activities. This lot is only 20 minutes to Farmington, home of University of Maine at Farmington and only 10 minutes to the quaint village of Wilton.
