LAND: Approximately 300 acres under high-fence including several deer pen areas to hold and grow your own stock for the main high-fenced hunting area. The remaining approximate 280 acres are not high-fenced, but most of it could be and preparations to do so have already begun. Some portions of the property outside the high-fence lie within flood plains of Sandy creek and Tehuacana Creek. Another area along Tehuacana creek could be dammed to create a several-acre duck marsh enabling the owner to hunt and hold ducks all winter!

WILDLIFE: There is a large herd within the holding pens of superior genetic whitetails. The plan is for these bucks to reach age 3.5 and then be released into the high-fenced area for hunting. If other areas of the ranch were high fenced, the herd could be selectively released into these areas to create self-sustaining huge whitetail to hunt and enjoy for years and years. Along with the huge whitetail, there are several species of exotics within the high-fence area including: Fallow deer, Scimitar Oryx, and Blackbuck. Wintering waterfowl will use water on the property inside and outside the high-fence areas. If the bottoms flood, it can hold thousands of ducks! The bottomland timber contains very nice whitetail deer, hogs, ducks, furbearers, and numerous other small game native to East Texas.

IMPROVEMENTS: The property has miles and miles of trails throughout allowing access to all portions of the property. There are numerous deer blinds, stands, and feeders scattered throughout. The property also has miles of high-fence as well as areas already prepped and ready for more. Not to be left out, there is an approximate 4,000 sq. ft. lodge designed to host and sleep numerous guests. Also included, are the original building plans for the lodge, so it can be finished out on the interior to the new owners exact tastes and designs.
