This property is located approximately 50 miles east of Fresno off of Highway 180 on the New McKenzie Road. The access road is maintained by the National Forest Service. The property is adjacent to the Sequoia Highlands Camp and the Dunlap Hanggliding & Paragliding Launch Site. The signature feature of the property is the mountaintop located in the center of the property. This is an awesome building site that provides views of the entire Kings River drainage to the north, the San Joaquin Valley and the Coastal Range to the west, and the High Sierra snowcaps to the east. You will also have a birds-eye view of the flights of hanggliders and paragliders to the south. This is a completely and totally private and secluded property. Electrical and telephone service are available at the property line.
The land has many nice stands of conifers and black oaks as well as a wide variety of other trees. Several roads have been constructed through the property to provide internal access. These roads are interconnected and provide access to three small existing pads and a fourth pad area that has been roughed in at the top of the mountain. Two of the smaller pads have trailers, one with a deck. The trailer with the deck has been winterized with a metal roof canopy to protect it from the snow. It is in decent condition and provides a nice base camp to use until permanent improvements can be made. At 5,000 feet, you can expect frequent winter snowfall with occasional accumulations up to 4 feet. In wintertime, the internal roads provide some awesome sledding runs. One such run will be over 800 feet in length. If you are into hunting, the area teems with wildlife including deer, mountain quail, and the occasional bear. Wild turkey and wild pigeon are also seen in the area. Like to explore? From this location you have ready access to literally hundreds of miles of forest roads and trails that can take you by vehicle, ATV, or horseback to the wonders of the Kings River canyon and the Sequoia National Forest.
The building site at the top of the mountain is absolutely gorgeous. With its commanding views and gentle surrounding terrain, this site provides an ideal and secluded location for a family mountain retreat for generations to come... and you will own one of the most scenic vistas in the world.
How about the negatives? This is a very secluded property. The last 2 miles of the road in to the property is graveled dirt. It is regularly maintained by the Forest Service, but not in the winter. Access during snowfalls will generally require 4 wheel drive or chains. On rare occasions, it may require snowmobiles. The property has several areas that are very brushy. Most of these are in steeper terrain areas but some of the gentler slopes near the building site could use some additional work. This would greatly increase the western view of the San Joaquin Valley. Also, one drive access off of the road was deliberately left unfinished to deter passersby from accidentally wandering onto the property. The one existing drive has a locked gate.
This is absolutely a "one-of-a-kind" property. It offers the opportunity to have a rare and private view of one of the world's most spectacular scenic resources.
