The property has plenty of good useable land with a variety of terrains, rock outcroppings, and mature oaks. The views are simply terrific...you will see gorgeous sunsets over the San Joaquin Valley, nights with the valley city lights blazing, and beautiful sunrises over the snow-capped Sierras. And when you get one those occasional winter snows...wow! The pictures don't begin to do the views justice. The well produces a better than average 12 gpm. The 3,400 foot elevation makes it about 10 degrees cooler in the summer than the San Joaquin Valley and well above the winter fog.

The 1,900 sqft home is nearly new with some very custom features...Anderson windows, gorgeous Richie custom cabinetry with pull-out shelves and slo-close drawers, and a terrific 6 foot Jacuzzi spa tub in the master bath. The kitchen has GE appliances, really unique tile counters and a breakfast bar. The kitchen opens out to a cozy(means a tad on the small side) living area and there is a nice formal dining room. The downstairs bedroom has an oversize walk-in closet. Heating and cooling are handled by a triple zone ac/forced air system. The upstairs master bedroom is great...a huge walk-in closet, lots of windows and the master bath. The spa tub has a gorgeous slate surround. At present there is a small shower, but the walls were plumbed to have an 8 foot open double shower. A rec room with sliding glass doors to the roof completes the second story. The owner's original intent was to have a large railed deck on top of the roof to provide a place to enjoy the views. The roof was engineered for this but monetary restrictions kept it from being completed.

Now for the negatives. This home has a great interior, but the outside is a bit plain. The completion of the deck and some additional landscaping could make a real difference. The Anderson windows have all been installed but the interior woodwork has not been completed. The owner has all of the materials but has lacked the funds to complete the job. The final coat of stucco exterior needs some minor repair (not severe, but not the best workmanship either). The location is great but it will get a few inches of snow from time to time in the winter(it's usually gone in a day or so).

All in all, this is a great chance to get a very upgraded, 2008 home on an exceptionally nice lot for a terrific price. Yes, it has a few minor flaws, but those are way more than offset by the positives. This is well worth taking a look at. It's not your normal cookie cutter property or home.
