A rectangle size tract of land just one mile to the end of county road 2629 accessed by a mile private gravel easement road to the gate entrance. The property has a good mix of native brush with a tremendous amount of native grasses on the flats with large hardwoods along the drainage into two wet weather creek draws that pass through the property offering several stock tank development locations. The habitat makes this an attractive recreation hunting ranch for Quail, Whitetail Deer, Turkey, Dove and wild hogs. There is an active Oil & Gas lease on the property with several well locations on the property & a portion of the minerals will convey at listing price. There is no county road frontage for this property and a 20' wide deeded fenced easement exists along the West boundary offering the southern adjoining 100 acres access to their property.
IMPROVEMENTS
This is a mostly unimproved low fence property with an all-weather road from the gate running through the middle of the property. Electricity and electrical meters are on site currently servicing Oil & Gas pumps. The perimeter fencing is in good shape and currently holds back cattle. There are no stock tanks or other improvements.
WILDLIFE
Species of wildlife seen on the ranch include Quail, Whitetail Deer, Rio Grande Turkeys, Dove, Coyotes, Bobcats, and Wild Hogs.
WATER
The featured highlight of the property is a 550+/- deep Carrizo Irrigation water well located in the center of the property. The Carrizo water well pump is set at 240+/- deep with a Peerless 7 stage pump driven by a 1978 diesel motor which was recently serviced by Unisom Drilling in Devine TX and is operational (see video). Area water drillers report shallow water is available between 200 & 300 deep if one wished to drill a domestic use type water well similar to the neighbors.
