LOCATION

The gin is situated with HWY 83 running through it to the East and West, and County Road 211 running North and South along its Western boundary. The Fourway Gin has no shortage of productive structures critical for proper operation. The main building is 20,800 sqft and was constructed in 2018. The prior main gin building still stands on the property and covers 9,092 sqft. The new building was constructed after a fire started in the barn, and the new current barn was built. The seller believes this older barn can be re-skinned and used as a seed barn. In addition to these main two structures, there is another 12,220 sqft of various barn and storage structures on the property that are either currently being used or can be utilized in the future. Apart from barns for ginning, there is also a 3,444 sqft office building with multiple offices, restrooms, and a meeting room also on the property. Lastly, there is an 840 sqft, 1 bed, 1 bathroom residence on the property that can be used during ginning season or year round.
EQUIPMENT
As mentioned, the Fourway Gin is an almost automatic turnkey operation. The property includes a plethora of equipment and tools that will convey with the property to help the new owner thrive. Some of the equipment on the property includes- a Sidewinder Round Module Unwrapper, a Cherokee Big 10 Moisture Unit, Cherokee Cotton Press, a Samuel Cotton Strapper, and an LP Brown Cotton Bagger, all of which have had less than 56,000 bales run through them. In addition, there are three modular trucks (a 2011 Peterbilt, a 2012 Mac, and a 2005 International), two York forklifts, two telehandlers (one is a JCB and the other is a Merlot), as well as over $10,000 worth of attachments such as forks, buckets, etc. for help with various tasks. OPERATION
The gin has been stewarded for over 40 years by the same owners. There are two ginners currently working at the gin with 10+ years of experience each who have expressed interest in a desire to stay on and keep working the gin for the next operator. The offices, weights, hand house, and equipment all ensure that a new owner will have little trouble getting the operation running to their satisfaction. The gin can currently produce 45 bales per hour. In addition, the owners of the gin currently own 13% interest in the Seagraves Compress, and will convey ownership of these shares with the property (valued at roughly $500,000).
