The 40 Mile Mountain Ranch Timber Valley Unit consists of approximately 1,020 +/- acres and borders BLM that with very limited public access on it’s north side, and additional BLM land on it’s south side. The land is comprised of over a half mile of creek bottom that rises with into steep oak brush and pine filled mountainsides with thick timber pockets and benches that are home to many species of wildlife. Furthermore, there are various other draws funneling down the ridge tops that often have seasonal streams which feed into the main valley, ultimately flowing into Cow Creek during the early spring. With an abundance of vegetation, an efficient source of water, and plenty of cover for wildlife, this is a hunter’s paradise! Situated atop one of the many ridges within the property is a small shed that provides remarkable panoramic views of many mountain ranges, valleys, and canyons off in the distance resulting in the perfect spot for a hunting basecamp or even a seasonal getaway cabin! In regards to entrances, the ranch has seasonal access via County Road 249 to the top of the property, or walk-in access along the creek bottom.
40 Mile Mountain Ranch Timber Valley Unit is located in GMU 22 that has over-the-counter tags available in multiple seasons for elk, whereas deer tags are draw only. In addition, over-the-counter spring and fall turkey tags are available. Due to the year-round presence of wildlife such as elk, deer, moose, and turkey, hunting on the ranch is exceptional! The surrounding BLM land also yields opportunities for hunting and features many trails and roads that lead you to some of Garfield County’s most beautiful country. Furthermore, the White River National Forest is just over an hour away from the ranch and has endless trails to explore with many alpine lakes and streams for one to enjoy.
Location
Meeker, CO is the closest to the ranch and has a grocery store, a hospital, and gas stations and is located about 1 hour to the north of the ranch. Rifle, CO also has a much bigger selection of grocery stores, convenient stores with gas stations, a hospital, many downtown shops, a variety of restaurants, and many other recreational opportunities and is located just over an hour to the southeast of the subject property. Glenwood Springs, CO is less than a half hour east of Rifle and features many of the same amenities, but includes many other activities such as the Glenwood Caverns Adventure Park and the Glenwood Hot Springs.
As for commercial flying, Eagle County Regional Airport (located in Gypsum, CO) and Grand Junction Regional Airport (located in Grand Junction, CO) are both located within 2 hours from the ranch.
