Soil/Plant Habitat: Soil is sandy loam, sandstone "red dirt," and more of a Victoria Clay type soil in the NE corner. Trees include Live Oak, Mesquite, Hackberry, Spanish Oak and Huisache. Brush is mostly black brush, prickly lime ash, agarito, yaupon holly, kidney wood, and other good browse plants for wildlife. Grasses are mostly native with some species of Klein, Kleberg Bluestem and Little Bluestem. There is no coastal or guinea grass which is good. The land is fertile and the brush is in good shape.
Wildlife: White-tail deer, feral hogs, wild turkey, dove, Bobwhite Quail and varmints. Lots of songbirds including the beautiful green jays. The hunting is good with very little hunting pressure on all sides of the ranch.
Utilities: The ranch has two water wells drilled to around 200' set at around 120' with good potable water. One well supplies the dwellings, the other flows into a tall concrete cistern and overflows into the stock tank. Electric is provided by AEP from overhead poles.
Minerals: This is a surface only estate. Minerals, royalty and executive rights were reserved by the previous owner. The ranch is not under any oil and gas lease, there is no existing production on the ranch, no pipeline easements cross the ranch. Ranch is not believed to be located in any active oil and gas field or any uranium zone.
Agent Comments: This ranch has a good mix of woods, brush and pasture. Huge Live Oaks are scattered. Hunting potential is excellent with very little hunting pressure evident.
