The Dozier Farm consists of 900.36 +/- taxable acres in Crouch Township, Hamilton County. The farm is located approximately 9 miles south of Fairfield, Illinois and 2 miles west of Mill Shoals. The farm has a total of 671.4 tillable acres and 102.15 CRP acres. It is under lease for 2021, and the Seller will receive the 2021 cash rent and CRP income, while also being responsible for the 2021 real estate taxes, when due in 2022. Buyer will receive possession of the farm after completion of the current leases in place. Buyer will receive all 2022 rental income and pay any 2022 and future real estate taxes.

Directions
From St. Louis, MO, take I-64 east ~110 miles to the 110 Exit at IL Route 45. From Evansville, IN, go north to I-64 and go west ~ 37 miles to Exit 110.
Go south to Mill Shoals, IL and turn right on Linder St. Proceed out of town, as the road will turn into Aden Rd and after about 3 miles to the farm marked with our signs.
