This great property is back on the market!
A very unique property which offers a once in a lifetime opportunity to own a mile and a half frontage on Waccamaw River and at least that much on the major creek, Simpson Creek. The property shares a long boundary with the Waccamaw River Heritage Preserve and will soon be surrounded by the Preserve and the 2 water systems once DNR completes a land purchase of one more adjoining tract.
Two of the most valuable assets of this property in my opinion is that you can access most of the property by an old dike system put into place years ago and is now a small truck or UTV trail. The other is the amount of mature live oak and water oak groves over the property providing a great natural food source. It really has to be seen to be appreciated. The dike/road needs a few washout spots repaired but can still be used today. You can see the dike/trail syst...

The duck, deer, hog and small game hunting on this property is unmatched. When the river is in flood stage, usually during duck season, there are numerous pot holes and clearings and an Oxbow Lake that provide more ducks than you might be able to shoot. Deer hunting is great as well. Since the property is nearly a mile and a half long and bordered by the Preserve, which allows limited hunting, the number of stands that you could have is nearly limitless. There is no baiting allowed on the nearly 10,000+ acre Preserve so you can only imagine what bucks you might see. The hog population has been managed by feeding the deer in heavy wire jump pens or if hogs are your thing you can dump your corn on the ground and sit back!
The timber on this property has not been touched in what appears to be forever. Mature oak and cypress in the low areas and huge virgin pine on the hill.
The property will have water on it when excessive rainfall causes the Waccamaw to rise. When the river is in its banks you can walk over much of the property, except pot holes and the lake, in low cut hunting boots. Most of the year the dike/trail is above the water unless there has been a "rain event" further up river.
The property is shown by appointment only. Allow 1 1/2 hours to ride with me around the property. Showings may be limited due to water level. The tiny cabin shown could be 100 years old and was used as a hunting or a cold rainy day spot to dry of and warm up when the property was only accessible by horseback or buggy. It is considered as having no value. There is more elevated land for a house/camp. There is no electricity at this point but could be run. Water is a pitcher pump.
Access is by a private gated drive off of Waccamaw Lane which is off of SC Hwy 905 north of the Conway by pass Hwy 22.
