Tract Description: The property is described as the W½ of the NW¼ of Section 33, Township 4 South, Range 11 West, Jefferson County, Arkansas, containing 80 acres, more or less. The tract is located about 6 miles northwest of White Hall, Arkansas and is about 1 ½ miles north of Highway 270 on the Jefferson / Grant County Line. The tract is approximately 80 acres and consists of large pine and hardwood timber. The upland portion of the tract consists of +/-69 acres of large pine sawtimber and pine and hardwood pulpwood. Derriseaux Creek starts just north of...
The tract is approximately 80 acres and consists of large pine and hardwood timber. The upland portion of the tract consists of +/-69 acres of large pine sawtimber and pine and hardwood pulpwood. Derriseaux Creek starts just north of the property and travels along the eastern boundary and across the southeast corner with a tributary creek stretching into the interior of the tract. A Stream Management Zones (SMZ) has been marked out along the +/-11 acre buffer along Derriseaux Creek and the tributary stream using blue painted strip lines and pink SMZ flagging. Pine trees have been selectively marked in the SMZ using blue tree marking paint.
The topography of the property is gently rolling and has a stretch of Derriseaux Creek passing through the tract. The soils on the property consist of Pheba silt loam, Savannah fine sandy loam and Ouachita soils with an excellent average site index for Loblolly Pine of 88 Feet (base Age 50) per the NRCS Web Soil Survey. The high quality pine timber and soils report indicate that this tract provides great timber growth potential.
The property is located close to the Pine Bluff / Sheridan Area offering a close location for hunting and recreation. White Tailed Deer, Wild Turkey, Squirrels and other game are prevalent in the area.
