Location: The Pine Meadow Tract is in the Watson Chapel School District with public access from the south off Cross Road and access with 196 feet of road frontage along Pine Meadow Road on the north end of the property. It is described as the S NW SE , NE SE , and beginning 1,248.9 feet West of the NE corner of the NW SE , then South 666 feet, then West 196.3 feet, then North 666 feet, then East 196.3 feet to point of beginning in Section 33, Township 6 South, Range 10 West, Jefferson County, Arkansas, being 63 acres, more or less. There is a 35 foot road easement from Spring Lake Road to the south property line of the Pine Meadow Tract in the E of the SE of the SE of Section 33, Township 6 South, Range 10 West, Jefferson County, Arkansas, for the purpose of ingress and egress and for water, gas and electricity.

Property Description: According to the NRCS Web Soil Survey, approximately of this property is rolling topography and of this property is flat. The predominate soil types on the rolling portions of the landscape are moderately well drained fine sandy loams and on the flat portions of the landscape are somewhat poorly to poorly drained silt loams. The average native site index for loblolly pine is 86 feet (Base Age 50).

Timber Inventory: The timber on this property is composed of two stand types; 28 acres of 3 year old cutover with scattered low grade pine and hardwood timber and 35 acres of 10 year old pine plantation that is nearing first thinning size. An inventory cruise of the merchantable timber consisting of 47, 10 BAF sample points, of which 16 plots were in the pine plantation and 31 plots in the cutover area was conducted by Kingwood Forestry Services, Inc. in March 2018.
