LOCATION: This ranch is located approximately 15 miles north of Rotan, Texas in Kent County on the west side of State Highway 70. The ranch is only 100 miles from Lubbock and is still a very easy drive from the DFW Metroplex, or the Midland / Odessa area.

FENCES: Perimeter and interior fences are five strand barbed wire on steel posts, and are all in good to excellent condition.

UTILITIES: Electricity is in place at several locations across the ranch. Water is supplied by three wells. There is a storage tank at the barn which the seller has used for Rotan City water.

COVER: Cover includes mesquite, hackberry, and many different types of browse plants and shrubs.

WATER: The house is supplied by coop water from a storage tank near the barn. This water is hauled to the ranch. There are three water wells throughout the ranch which are piped to at least 9 cement troughs which are used for wildlife water across the ranch. The well water on this ranch is of good volume and quality and has very good taste. There is also a newly cleaned out earthen tank near the southeastern corner of the property. One of the wells is piped to this tank to help mother nature out and maintain a more constant level.

ABC Creek will hold pockets of water for extended periods of time, but does not appear to be spring-fed.

IMPROVEMENTS: There are two Ulrich cabins and a very nice metal barn located near the front gate of the ranch. One of the cabins is a 1/1 and the other is a 2/2 The larger one even has a place for laundry hookups. Both Cabins are very nice and will be furnished as they are with exception of some personal items.

HUNTING: ABC Creek Ranch is surrounded by several large ranches which strictly manage their wildlife. I am told that the ranch to the west does not allow gun hunting at all. This should really help in your being able to manage the herd on your ranch and allow you to grow that wall-hanger we all dream of.

Because of the amount of good quality water on the ranch, you will see increased numbers of wildlife with relation to the other ranched in the area. The layout and design of the watering and feeding system on ABC Creek Ranch are set up to support all types of wildlife on the ranch. This area is naturally abundant with game including Whitetail and Mule Deer, Feral Hogs, Rio Grande Turkey, Bob White Quail, and several types of predators. The Dove hunting in the area is also very good.

Hunting Accessories: ABC Creek Ranch is being sold as a turn-key ranch and will come with 4 blinds, 8 feeders, and 3 protein feeders. There is a cleaning rack and a stand-alone game cooler at the barn to keep your harvest until you return home.
