This hunting ranch is incredibly remote and improved with every amenity needed from day one. There is lodging, electricity, and water already in place. The headquarters area offers a fully furnished 240 square-foot hunting cabin with a wood-burning fireplace and two lofts that are used as bedrooms. There is an impeccable view from the home site where the Western South Texas backdrop can be seen for miles. A storage shed near the cabin provides a place for equipment and tools.

Single-phase electricity provides power to the house. There is a 460 foot-deep electric well next to the cabin that fills a 2,500 gallon water storage tank. One line has been run from the 2,500 gallon tank to another 500 gallon tank that feeds water to a trough inside of a deer feeding pen. In addition, there is a 425 foot-deep shared electric well up the road.

The ranch is low fenced and is primarily covered in a plethora of high protein brush varieties. This provides an excellent Whitetail habitat and is also home to numerous axis, quail, turkey, dove and aoudad. Several hunting blinds and feeders are already set up. Watering stations are placed throughout the ranch to provide wildlife year-round water.
