LOCATION:
The ranch is located the rolling northwest Texas plains in Knox County, about 3.5 hours from the DFW metroplex by either HWY 287 or HWY 114. The property is in the northeast part of the county, not far from the Foard County line. The south border fronts County Road 267, which is a paved two lane road, a go-between from HWY 114 to HWY 70. The towns of Vernon, Crowell, and Seymour are all within a 30-40 minute drive, where you collectively have access to a Walmart, restaurants, butcher, medical clinics, and feed/supply stores.
The land itself ...
The land itself straddles the edge of the North Wichita River valley, the stream of which runs just 1.5 miles north of the property. It is joined by 300+ acre tracts on the east and west, a 2,000 acre ranch on the north, and the historic 550,000 acre Waggoner Ranch on the south.
LAND TERRAIN-USE:
The farm land starts at County Road 267, so all the game are controlled in the back where the pasture is. This farm land is flat and very productive, capable of growing wheat, cotton, milo, or coastal grass. A neighbor is currently renting the farm land on a cash lease basis for $2500/year, and he grows winter wheat on it and runs stockers. The perimeter of the whole property is fenced, and there is a cross fence dividing the field from the pasture land. A set of working pens and large trap is located in the middle of the property too, where electricity and a community water line tap are in place.
The views across the breaks on the north side are amazing! This area has two canyons running through it, with 80+ in elevation change. The east canyon has natural springs popping up in all of its fingers, which merge together to form a small live-water creek for more than a half mile through its valley! A local, who has lived in the area his whole life, said he has never seen the creek go dry. Down in the canyon next to the creek is an old water well too, where you can see water standing only a foot down. To have this kind of water, especially natural water that can hold up in a several year drought, is an major asset to any property. Its a dependable source of water for native wildlife, not to mention the potential it gives an owner to construct a huge fishing tank, if desired.
The native pasture has a variety of brush and trees, including cedar, mesquite, and hackberry, prickly pear, yucca, and various range grasses. In addition to a wildlife habitat, it is great for hiking, exploring, horseback riding, and four-wheeling. The many different types of stones throughout the pasture and sedimentary layers on the canyon walls give evidence to the unique geological history of this area. All the pasture roads have recently been bladed and are in excellent shape, so you can get around the place very easily.
HUNTING-WILDLIFE:
Whether youre looking to grow trophy whitetails, chase wild pigs, or stalk big cat, you can have it all on this property, plus dove and turkey hunting. Turkey feathers and deer and hog tracks can be found up and down the creek at any given time. The property has never been hunted, so it is prime for your development. A separate five acre field is fenced off separately from the rest of the farm land, and would be perfect for a food plot staging area. The deer are already grazing the edges of the wheat field, they just need to be focused to specific plots and feeders.
There doesn't appear to be any strong hunting pressure around the tract. The 2,000 acre neighboring ranch on the north is high fenced, but the owner has several gaps along the south side to allow the deer to the travel back and forth from the river valley to the wheat fields up top.
IMPROVEMENTS-EXTRAS:
On the edge of the east canyon, with a fantastic view, sits a 40' storage container that has been converted into a cabin. The living area is 8' x 27' and has a door, three windows, a window unit for heating/cooling, and several outlets in place, including a 220.
The building has a dividing wall from the living area to separate an 8' x 13' storage area, which is accessed from the original doors on the end of the container. This area is great to keep corn, tools, store meat and coolers, and is large enough to fit a 4-wheeler or UTV. The ranch comes with a 2008 Kawasaki two seater Mule as well. This deer camp is very private from the county road. The sunsets over the canyon are great in the evening.
