If you’ve always dreamed of having your piece of hunting property but have been waiting for one that falls more within your budget, this may be just the property that you’ve been waiting for. This property is located in the west-central part of the state and is approximately 15 miles southwest of Dawson. Yes, there are more significant properties on the market, but pound for pound, with what the property provides from a habitat basis, I’ll put it up against any of them. The aerial maps don’t do the property justice, so before continuing, yes, go look at that but also look at all of the photos and also click on the View Full Screen interactive map tab at the top of the page to zoom in on the property. As you will see, there is a restored prairie, a central old ditch line with a thick wintering/seclusion cover. On this side, hundreds of shrubs have been planted that are now mature and add to the core habitat. There is also an old stock water pond that, even in the dry conditions when I was first on the property, had water in it, and the exposed mud flat fringe was covered with deer tracks. I jumped a couple of deer when I walked the property, and in the early morning, the number of pheasants flying around waswell, I leave it as impressive. Of the total acreage, there are approx. 22 +/- acres that are enrolled in the state RIM easement. The areas not in easement lie in the northwest corner and on the eastern side, which would make for great areas to set up camp or even consider building a cabin, much less possibly some food plot areas. Not only will this property produce, but there is a ton of public ground around the area, and the property would serve as a great base camp. Give me a call, and I’d love to talk more about this great affordable hunting property!
