The property features a nice 3 bedroom, 2 bath home built in 1973 w/views of the ranch from the balcony & almost every window. Great floor plan with a bonus room downstairs, perfect for entertaining and the master and most living spaces are located on the main level.
Much of the plumbing in the home has been updated. The home features a heat pump system for forced air heating and cooling as well as an open fireplace in the living room.
Outbuildings:
The outbuildings include a SHOP with concrete floor, 2 Livestock Barns, 2 Machine Sheds and the gates & fences are set up just right for moving cattle.

Domestic Water:
As far as the Sellers know, domestic and livestock water has always been supplied by a spring located on the hill behind the house on Weyerhauser property. From the spring it's piped into a holding tank (possibly 700 gallons) and the pipe then continues down the hill. At approximately the half way point, the pipe system forks. One fork goes to the barn and the other fork goes to another holding tank (possibly 500 gallons) just above the house. From there it gravity flows to the pressure tank in the basement of the home and from there a lift pump moves it throughout the house.
Irrigation:
We have on file an Oregon Certificate of Water Rights #42806 dated September 15, 1966 under permit #32002 for 54.8 acres of water rights from Lake Creek. Seller has confirmed with Blachly Lane that there is 3 Phase power at the pump site. With Seller approved offer, irrigation equipment would be include in sale. Detailed list can be obtained but will include approximately 45 mainline laterals, pipe trailer, and 15hp pump capable of running approximately 40 sprinklers.
Septic:
The septic system for the property is located on the west side of the home. Seller believes tank was pumped in 2012.
Production:
The current Sellers have run many different cattle programs on the property. He relays that as far as a cow/calf operation goes, the previous owners said that their most successful and sustaining program was with 52 cows and 2 bulls, and keeping 6 replacement heifers.
The USDA Web Soil Survey website suggests that pasture soils for this property, under perfect management and complimentary weather conditions, are rated at an average of 14+ AUMS. Please request the soil report.
