Domestic Water:
The domestic well is located between the barn and the home and was already in place when the Sellers developed the current home site. The Sellers haven't had a flow test done in the years they've owned it, but to the best of their recollection from tests during their purchase in 1992, it's a low producing well. That said, however, the well did support 30 horses, 2 households (and the neighbor's at certain times) without running out, even before the storage tank was installed. They installed the storage tank to allow for more irrigation.
We were unable to locate a Oregon State Well Log for this one.
Septic:
The septic tank is located southeast of the home.. installed with permits in 1991. It features a 1500 gallon septic tank, and large enough drain field to also allow for the hardship mobile that once sat on the property.
Land Production:
The sellers have cut hay in the meadow in years past, harvesting approximately 10 tons. They haven't hayed it for the last couple of years.. Great cow hay.
Trees and Timber:
Sellers have done some tree thinning on the property which did not require a replant. However, they have over the years done some replanting of various species.... some still out there that could be harvested. Multiple species of trees including hardwoods, madrones, oaks, cedars, and fruit.
Spring Hill Rd:
This county road is shared by 7 or 8 residences (including Giustina Timber) and is not maintained by the county. There is currently no road agreement but for years, when the road gets bad, the neighborhood puts a plan together and shares in the cost of reconditioning it. For example; approximately 10 years ago, everyone put in $700 a piece and that covered gravel and grading. Sellers explain that it's really a solid road, and other than an occasional re-work, neighborhood resident just bring in a little gravel here and there. The county has been hired in the past to do the grading and they charged $170.
Wildlife & Hunting:
Sellers regularly see deer, elk, turkeys, and a bobcat has been lounging around in the sunshine lately. They also quite frequently see brown and black bears in the wild fruit trees. Watching them from the deck is a fun pastime as when the bears take notice of the people..they fall out of the fruit trees and leave. They've seen a cougar just a handful of times.
Summary:
This property is a one of a kind with exceptional equine facilities, in a "world away" peaceful setting not too far out. You can barely see any neighbors from the place and the opportunity to ride off the property (with permission from the Giustina Timber Company) is a tremendous value and offers a future full of stories and memories. Sellers explained to us that you can ride year round on gravel logging roads, and even all the way to Castle Rock. One of their boys actually did make this 2 day ride!
You can also ride (or hike) from this property to Rattlesnake Rd or Enterprise Rd by trails.
