Only two miles north of the town is our property being offered for sale. Lauderdale County has it calculated as 67 acres, with County Road 14 splitting the property into two distinctly unique parcels. On the east side of the road are approximately 7 acres (according to tax maps), most of which were used as fields in the past. The eastern boundary is Bumpass Creek, a stunningly beautiful, cool source of recreation all year long. Power water and phone service (does anybody use land lines anymore?) are all at the county road and there is a building site at the northern side of this parcel that would be ideal for a small cabin or more.
Cross the county road to the west side and enter approximately 60 acres of hardwood that rise up from the road to a broad ridge that splits into four prongs. Until recently, getting to the ridgetop meant driving through the State of Alabamas wildlife management area which borders this property on the west and coming in near the southwest corner. Although this historic access still exists, we have just completed the construction of a road that leaves County Road 14 and comfortably winds up the hill side to the centrally located greenfield at the top. Once there you can walk to each corner of the property along ridges that extend out from the green field, making this side of the road seem far bigger than the 60 acres that Lauderdale County estimates to be.
Definitely a bonus is that shared boundary that this property has with the State of Alabamas wildlife management area to the west. This public hunting mecca immediately adds hundreds of acres of land available to hunt right at your doorstep.
The property is approximately 22 miles from Points of Pickwick, TN; 26 miles from Florence, AL; and 13 miles from the Natchez Trace Parkway.
