Chicolete Creek Ranch
233 acres, Lavaca County, Texas
$815,500 ($3,500 per ac)
LOCATION:
The ranch is well-situated between Victoria (17 miles) and Hallettsville (30 miles), just east of Highway 77. Not too far from Houston, San Antonio and Austin, this desirable location offers end-of-road seclusion (CR 441). The area consists of mostly medium sized to larger farms and ranches, with the adjoining ranches ranging in size from 230 acres to 5,000 acres.
TERRAIN & VEGITATION:
The property shape is a perfect rectangle and is approximately 85% wooded, 15% open. The entire ranch is covered in mature live oaks, post oaks, and cottonwoods, while pecan trees are found along the creek. Native grasses and lush bahia grasses are found throughout the property. The vegetation provides an ideal habitat for wildlife. Soils consist primarily of sandy loam (see attached soils map).
WILDLIFE:
There ...
There is an abundance of white tail deer, hogs, and turkey on the ranch. This area is known to have high quality and high quantity wildlife for great hunting. The ranch has not been leased for hunting and the owner has only hunted it sparingly. The large pond near the cabins contains bass and perch, which gives the ranch both hunting and fishing for the outdoors enthusiast.
IMPROVEMENTS:
The ranch contains two beautiful cabins that were put up in August of 2007 (see attached photos). They are 24x14 and 20x14 and contain restrooms, showers, sleeping quarters, a/c, heat, etc. The cabins were constructed with Western Red Cedar for its natural ability to adapt to weather conditions and its resistance to moisture, decay, and insect damage. There buildings were made to last and remain low-maintenance.
The property also has a barn and a work shop/storage building that was built in the 60s. The perimeter is low fenced, with cross fencing to divide a north and south pasture.
WATER:
Chicolete creek crosses the property, holding water much of the time, in a lush, riparian bottom of hardwoods and thick grasses. The ranch also features a nice size pond (1/3-1/2 acre). The cabins are served by a fresh water well which produces 15 gps, is 205 ft deep, and includes an 80 gallon storage tank. A new submersible pump was installed December 2009.
TAXES: The ranch is taxed Ag Use and yearly taxes are only around $600. Surface only sale.
BROKERS SUMMARY:
