LAND: 109 acres of land which has been surveyed and which is partly under fence. Typical in these heavily forested regions will be trees and limbs that will fall on the fence which will require maintenance and upkeep from time to time. Also, as a creek runs completely through the property, there will be an occasional heavy rain that might take out a few feet of fence. A mountain stream flows completely through the property from West to East. This is a rocky creek typical for the mountains and at times will flow deep water and at other times during the summer months will slow to a trickle with holes up and down the creek for livestock and wildlife water. The land on both sides of the creek is mostly level and appears to be within a 100 year flood plain (see attached topo map). It us estimated there is about 40 to 50 acres of level land along the creek. On the North side of the Creek the land slopes up moderately in a Northerly direction reaching a level plateau that will afford an overview of the entire property as well as the surrounding Kiamichi Mountains and the National Forest. The North side of the property borders the National Forest. The valley land has areas of good soil depth being sandy-loam by nature and there is evidence of growing vegetables and fruit in these areas as some old trees are still alive and producing. The property is at least 95% wooded. There is a good amount of yellow pine timber of various sizes for future timber harvests. Typically thinning cuts are taken every 10 to 15 years and marketed. There is lots of red cedar and a host of hardwoods native to Southeastern Oklahoma such has all varieties of oaks (live oaks, pin oaks, red oaks, black jack oaks), hickory, ash, cottonwood, black haws, persimmon, wild plums and others. You will find wild huckleberries, black berries, muscatine grapes, persimmon, plus yellow and red wild plums throughout the area.
WATER: A mountain creek flows through the entire property from West to East. There is a pond on the property of approximately 1,000 cubit yards in size which has year around water for livestock and wildlife. Average rainfall in the area is about 45 to 50 inches. There is a 100 gallon storage tank to supply water to the cabin but this is not used for drinking or cooking.

CABIN: There is a frame constructed and completely metal-clad cabin which was built in 1996. The cabin has a bathroom and is wired so that a generator can provide electric service when needed. There is a 100 gallon tank to provide water (not drinking water) for the bathroom and sink. The road going into the cabin crosses a small branch. 2 or 3 years ago a heavy rain washed out the road so that it needs some work to be able to cross the creek in a vehicle at this time.
SURROUNDING AREA: This section of Southeastern Oklahoma consist of mostly rolling and heavily wooded mountains so that timber production and sawmills is one of the major economic factors. Between the mountains are narrow creek and river valleys where there will be found small farms, ranches and retirement properties. Hunting, fishing, horseback riding, hiking and camping are popular throughout the area with many miles of seldom traveled forest roads and trails to be explored. The Ouachita National Forest, which this land adjoins, contains 1.5 million acres open to the public year around. On this 109 acres you will have excellent hunting for deer, turkey, quail, squirrel, rabbit and even black bear. There are many nearby lakes and rivers for fishing including nearby Wister Lake State Park which contains 11,000 acres of public use land.
