Country living but very near town. The Smith Tract is a great combination of ag row crop fields, upland and bottomland timberland, and an old pond site laid into a pretty hardwood swamp. The pond needs some care due to Hugo damage to the dam but could be brought back to life. This can be a super family retreat and recreational hunting tract. Very near the beautiful town of Bishopville with loads of possibilities.
The farmland is currently being leased to a local farmer and planted in beans. A super wildlife habitat with a mix of ±25.9 acres in fields, ±21.52 acres in pine-hardwoods, with some of this in flooded timber or old pond. The land offers opportunities for housing, mini-farm home sites with public water and sewer adjoining/nearby. Repair the dam and establish access again from the south, and you will appreciate the increase in value. A nice hunting retreat for deer, turkey, doves...
