The main lodge is 4,920 square-feet with 26 beds, six full bathrooms, a mudroom, spacious porches, carports, outdoor barbecue pits, and a deck that stretches out over the lake. The ranch also has a 2,000 square-foot foremans home, built with rustic solid wood that has two bedrooms, two bathrooms and a loft, as well as a 360 square-foot bunkhouse. Additional improvements include working cattle pens, a horse stable with a tack room, a 3,600 square-foot hay barn, equipment sheds and a shop, an animal cleaning area with a cooler, and a boat launch ramp. Scattered throughout the ranch there are three wells that pull from the Gulf Coast Aquifer and service the lodge, foremans house, barn, and stables. Single-phase electricity is also in place with four meters next to the lodge.

Approximately three miles of Trinity River frontage flows throughout this extremely well-watered ranch and provides endless duck hunting and fishing opportunities. In addition, there are four natural Oxbow lakes that range from about 8-45 acres, numerous wet-weather creeks and ponds, and 12 acres of gorgeous sandy beaches.

The low fenced and cross fenced landscape is incredibly varied, ranging from hardwood river bottoms with cypress trees and Spanish moss to areas of rich open pastureland, making the acreage ideal for livestock and game including Whitetail, ducks, hogs, coyotes, bobcats, alligators, and dove.
