Soils and Production:

We have a USDA soil report on file showing the majority of land in Concord Silt Loam, and the balance in Woodburn. AUMS's average is 10 for non-irrigated... very nice.

Fencing:

The property is perimeter fenced however the fencing around the hay field will need to be upgraded and/or fixed before it's livestock ready.

Utilities:

Electricity is provided by Pacific Power. They explain the following:

Single phase to the property now with voltage for up to 240.

No 3-phase at this time but we will get the ball rolling on a "site check and estimate" in case this is helpful to a potential buyer.

Domestic Water:

We have an Oregon Well Log on file (60471) showing that Jones Drilling Co did an alteration to the well in 2013. In talking with Jones Drilling, they said they re-perforated the well casing and put a new .5 hp submersible pump in, as well as new pipe and wiring. Well log shows 15gpm.
