Ranches bordering the beautiful Choke Canyon Reservoir rarely become available, much less ranches of this size and quality. This ranch is 1 of only 4 ranches sitting at the end of a private easement road with access through a gated entrance allowing for a more protected less traveled environment. The south side of the property backs up to the Choke Canyon damn. Having state owned property on the south and southwest corner of the ranch is an advantage, because it is no secret the quality of animals that have been sighted around the state protected lake.
The ranch has over 120 feet of elevation change and this lends itself to not only beautiful views of the lake, but on a crisp clear day one can see for 30+ miles. The rolling terrain along with the many well maintained senderos and roads throughout the property also give it a feel of being much larger than it is.
This ranch has a wonde...
This ranch has a wonderful diversity of brush. From the blackbrush, sage, and mountain laurel hilltops to the thick virgin mesquite and oak bottoms, it has the perfect mix for growing the much sought after South Texas trophy white-tail. The habitat and proximity to the lake also allows for great turkey, quail, duck, dove, and of course hog hunting.
There is and older ranch home that would make a great hunting camp. The seller has also given the option of the new owner to have a very nice 4/3 bedroom manufactured home that is on his other ranch. The home also has 2 living areas and 2 fireplaces not to mention a large kitchen.
Another advantage of owning this property is the amount of caliche that is readily available. Many of the roads have been re-topped with caliche from 2 pits on the property. The deer blinds and feeders on the ranch will also convey.
Also included in the sell would be an 8 x 30 cargo container.
There is electricity on the property.
There are 2 tanks on the property. The bigger tank is approximately 2.5 acres when full and has 4+ pound bass in it. This tank is still about 1/2 acre and is a testament to how well this ground must hold water in a drought of this magnitude. The other tank is also a nice size tank but is almost dry. The owner started to dig out this tank. The Natural Resource and Conservation Service has told the owner that there are at least 2 more great sights for additional tanks.
There is no water well on the property, but water is easily attainable at about 300’-350’. We can gladly put the new owner in contact with reputable well drillers that we have utilized
No minerals are available and no production on property.
