The Scenic Hills Ranch features frontage on a BMA canal that meanders the East side boundary. This lazy river canal has great water quality as it comes directly from Medina Lake, just thirteen miles North, and offers additional recreational appeal. Not only is this a great recreational ranch, but it also is a very productive ranch that has advantages because of the BMA canal.

Wildlife:

The wildlife on the ranch includes Whitetail Deer, Dove, Bobwhite Quail, and Hogs as well as your typical native wildlife.

Terrain:

Scenic Hills Ranch offers a very diverse terrain that is very noticeable as you drive through the ranch. The front pasture of the ranch, which consists of 87+/- acres, is currently being utilized as a cultivated field and is typically planted with either Maize or Cotton. The middle pasture of the property, 180+/- acres, is covered in a mixture of oak trees and underbrush with lots of elevation changes, from two large hilltops to a low drainage that feeds a pond. The two hilltops offer beautiful long views and would make for a great homesite. The bottom part of the ranch has two more small pastures that slope to the East towards the BMA Canal. These pastures are covered with a mixture of native and coastal grasses and have scattered regrowth mesquite throughout. The ranches East boundary is the beautiful BMA canal.

Improvements:

There are no structural improvements on the ranch. The ranch is high-fenced on the southwest side and low-fenced for the most part. The ranch is also cross-fenced into four pastures.

Water:

Yancey Water Supply Company has a waterline on CR 366. The Medina BMA canal borders the East side of the ranch. The Medina Lake discharges water from the lake to feed the canal. The canal was made to provide water for irrigation. This water source adds a unique feature to the ranch. The Ranch also has a small lake that could potentially be made into a bigger lake.

Water Rights:

Although the ranch has frontage on the BMA canal there are no water rights to be conveyed with the ranch. There may be an opportunity for water rights to be purchased through the BMA office but is not guaranteed.

Wells:

No water wells on the ranch.

Minerals:

1/8 of the sellers owned mineral rights will convey.
